Container Home Costs in Kenya: From Empty Shell to Move-in (2026)

The full, itemised cost of a container home in Kenya, an example one-bedroom priced line by line at 2026 rates, the finish spec it assumes, delivery assumptions and what is excluded.

Container Home Costs in Kenya: From Empty Shell to Move-in (2026)

Quick answer: A finished container home in Kenya starts from about KES 650,000 for a compact unit. For a full one-bedroom, expect roughly KES 1,300,000 to 2,000,000 all-in once you add the container, delivery, foundation, services and finishing. The fabrication quote is only part of the story, so this guide itemises every line at 2026 rates. Rates current: September 2026.

Ask five fabricators to price the same home and you will get five very different numbers. It is rarely dishonesty, it is that most quotes cover fabrication only and leave out the container, delivery and site work. Here is the whole cost, opened up line by line, so nothing surprises you on handover day.

An itemised example, at 2026 rates

The example below is a 40ft one-bedroom home to a standard finish (see the finish spec further down), delivered within Nairobi. Rates are current as of September 2026 and move with the dollar, fuel and availability, so treat them as a working budget, not a fixed price.

Line item2026 rate (KES)Assumption
Used 40ft high-cube container350,000 to 420,000Wind-and-water-tight, inspected before purchase
Fabrication and modification800,000 to 1,100,000Cutting, insulation, lining, joinery, standard finish
Delivery and crane25,000 to 60,000Within Nairobi; a truck and crane can reach the plot
Foundation80,000 to 250,000Concrete piers or a light strip base, level ground
Electrical and plumbing120,000 to 250,000Points, consumer unit, wet-room reticulation
Interior finishing150,000 to 350,000Standard tiles, painted lining, fittings
Drawings and supervision60,000 to 120,000Coordinated drawings, QA, handover
All-in total1,300,000 to 2,000,000A finished, move-in one-bedroom

A compact 20ft studio or DSQ finishes for less, from about KES 650,000. Larger, multi-container family homes scale up from roughly KES 2,000,000 to 3,500,000 and beyond.

The finish specification this assumes

A number only means something if you know what finish it buys. "Standard finish" here means:

  • Insulated walls and ceiling with a painted gypsum lining
  • A tiled wet room with a shower, WC and basin
  • A standard fitted kitchen with worktop and sink
  • Powder-coated aluminium windows and a secure external door
  • Tiled or quality vinyl flooring throughout
  • Rust treatment, priming and exterior paint

Move up to a premium specification and the fabrication line rises. We break that down in what you get at each finish level.

Delivery assumptions

The delivery figure assumes a site within Nairobi that a truck and crane can actually reach, on ground level enough to place the unit. Longer distances, difficult access or a second crane lift push it up. Confirm access before you budget, it is the line people most often underestimate.

What is excluded

Be clear on what an all-in build price does not cover:

  • Land, and any land survey
  • County approval and statutory fees (see approvals and permits)
  • A transport surcharge for sites well outside Nairobi
  • Furniture, appliances and loose items
  • Off-grid solar, borehole or water storage (see off-grid container homes)
  • Landscaping, boundary walls and external works

How milestone payments protect the number

Because the total is large, how you pay matters as much as what you pay. On a milestone model you put down a 25 percent deposit, then release each payment as a stage is completed and photographed. You never pay ahead of the work, which is the single best protection against a stalled build or a price that creeps.

FAQ

Why are online prices so different?

Most quote fabrication only and leave out the container, delivery and site work. Always ask exactly what a quote includes and excludes.

What is the cheapest finished home?

A compact 20ft unit from about KES 650,000, insulated and finished. A full one-bedroom is more once you add space and services.

Can I phase the cost?

Yes. Milestone payments let you spread cost across completed, photographed stages rather than paying it all upfront.
