Before you can budget a container home, it helps to know what the raw container actually costs, and to understand that the empty box is the cheapest part of the whole project. Here are honest 2026 ranges for Kenya, and what changes the price.
Empty container prices in Kenya (2026)
20ft containers
- Used, wind-and-water-tight grade: roughly KES 160,000 to 250,000.
- New, one-trip (used once, near perfect): roughly KES 350,000 to 450,000.
40ft high-cube containers
- Used: roughly KES 350,000 to 600,000.
- New, one-trip: roughly KES 550,000 to 750,000.
Prices move with the dollar, port charges and availability, so treat these as a guide, not a promise.
Grade matters more than the sticker price
A cheap, battered container is not a bargain if you then pay to cut out rust and straighten dents. A one-trip container costs more but has flat panels and an intact floor, which saves money and headaches at every later step. We inspect before we buy, because a bad shell taxes the whole build.
The container is a fraction of the finished cost
This is the part people miss. The steel box is usually less than a third of what a finished home costs. The rest goes into the conversion: cutting and reinforcing openings, insulation, interior lining, electrical and plumbing, windows and doors, and finishing. Do not forget the site costs
On top of the container and conversion, budget for:
- Delivery: around KES 15,000 to 25,000 for a 20ft within Nairobi, KES 25,000 to 40,000 for a 40ft. More for distant counties.
- Foundation: concrete piers or a strip base, often KES 50,000 to 200,000.
- Crane or hiab to set it in place: roughly KES 80,000 to 150,000.
